Staging Services & Pricing

After an initial in-home consultation (or review of pictures), we will provide a room-by-room staging plan and quote to cover our level of effort.  (Note: the higher ranges reflect outside moving costs; partial stages usually are achieved with additional labor but not larger moving vehicles.) Prices are for 45-day agreements.

Full Home Stages (all or most of rooms are fully staged) generally start around $2,350 but we quote these individually depending on size of house/number of rooms/outdoor spaces.  We always style the front exterior to create the best first impression for potential buyers and put in any effort necessary to show the home off beautifully in photographs and in-person.  We use our own designer-sourced inventory to create staging designed specifically for each listing to highlight the home’s best features and make it feel “designed not staged”.

Mini-Full Home Stages (some key rooms are fully staged) are generally in the $1,750-$2,100 range for 3-4 rooms plus bathrooms, kitchen accessory styling & front exterior. 

Partial Stages - usually primary suite, kitchen, front exterior, wall art, bathrooms, and potentially other key areas of the home with vignette styling - prices vary and depend on if a home is vacant or occupied. 

Vacant stages are generally in the $750-$1,000 range and depend on time/inventory used. Occupied stages are generally in the $900-$1,100 range. 

For occupied homes, we are known for having a respectful (and delicate as necessary) approach with homeowners. We provide them a staging plan to follow to get ready for sale, including help on items like picking paint colors, planning small repairs/updates, organizing, purging, etc., as well as what we will do when we are staging (moving anything, bringing in additional items, etc.) for their awareness and chance to request any changes they are more comfortable with.  We’ll work to explain the merits of things we think are very important but never be aggressive and homeowners always have the last say.  Higher prices reflect when there is extra "hand holding", assisting via texts and phone calls with sellers on decluttering, packing, etc., and coordinating help to haul away trash or assist with moving boxes if the seller is physically unable.

Seller Consultations usually range from $275-$525 depending on distance to the home and time spent with the seller. We provide a detailed room-by-room plan for sellers to work through themselves to prep for photographs & sale, including recommendations for paint colors, products (e.g., lighting/hardware), etc. If requested, we will spend time working with sellers in the home (rearranging small furniture, moving artwork/accessories, etc.) - this is why a consultation could increase to the higher end of the price range.
